Do I have to pay it back?
You will need to repay the amount you borrow in small monthly installments, which will be quite affordable. The PACE program is designed to allow the energy-efficient upgrades to pay for themselves over time. As a result, the money you save on energy bills and homeowner insurance will go towards paying off the loan, and you won't have to start making payments up to 17 months after you sign up.
Is this a loan?
Yes, the PACE Program works as a non-conventional loan with no upfront costs, no income check or increasing interest rates. Plus, the loan does not hurt your credit score!
Is this against the house?
Yes, the loan is made to the property and will be reflected in your property taxes. It does not require your credit score to determine if you are eligible. Instead, approval is based on the amount of equity you have in your home and your mortgage payment history.
Are you certified by the county?
Yes, the curated list of contractors that we provide you to choose from must be approved, certified and supervised by the county. All materials they use in the upgrades are NOA certified, too. Contractors you choose are not paid until the project is 100% inspected, completed and you are 100% satisfied with the results.
Is this a program of incentives from the county?
The PACE program is a financing program approved for Miami-Dade, Broward and Lee County residents, funded by a public/private agreement used to make Florida homes more energy-efficient and hurricane-resistant.
Do I have to pay interest?
Yes, based on a fixed interest rate of your choice. The interests you pay are tax deductible.
Is this like a second mortgage?
No, it’s an assessment that you pay along with your property taxes.
Can I pay it off?
Yes, the program does not have prepayment penalties. Once you pay it in full, you will only pay for the cost generated while you were financing your project.

What’s the estimated time of completion for windows?
About 8-10 weeks.
What’s the estimated time of completion for roofing?
Depending on the type of roof and the county, it might be between 4-8 weeks.
What’s the estimated time of completion for solar?
About 3 months.
What’s the estimated time of completion for AC?
48hrs after approval.
Can I choose the contractor?
Yes, we will provide you with a list of reliable, approved and licensed the contractors for you to choose from. The contractor you choose will manage everything for you, from city and HOA permits to the last debris cleanup.
What happens if I want to sell my property after an upgrade?
You have two options, transfer the assessment to the new homeowner, or pay it in full.
What happens if I must deal with HOA? What about the city permits?
The contractor you choose will take care of everything for you. They will manage city fees and permits and HOA permits, from submission to final approval.
